TO HAVE AND TO HOLD this 22.3% undivided interest in the aforesaid lot or parcel of land and all privileges and appurtenances
thereto belonging to the Grantee in fee simple.

And the Grantor covenants with the Grantee. that Grantor has done nothing to impair such title as Grantor received, and Grantor will
warrant and defend the title against the lawful claims of all persons claiming by, under or through Grantor, other than the following
exceptions:
All easements, restrictions, covenants and conditions and other matters of record, including
those permitted exceptions listed on Exhibit B (attached hereto and made a part hereof):
matters that would be revealed by a current and accurate ALTA survey: local zoning and
subdivision ordinances; the lien of 2017 ad valorem taxes (and subsequent years): all
existing leases.

Lying and being in Number 10 Township, Cabarrus County, North Carolina, and lying on the southern side of Flowes Store Road
East (SR 1147 - public maintenance right-of-way), and lying on the eastern side of John White Road (SR 1146 - 60' public right-of-
way (Deed Book 433 at Page 258), and being a portion of the property of Jessie Bost Boger heirs (Deed Book 221 at Page 320,
Deed Book 278 at Page 122 and Deed Book 336 at Page 486), and being more particularly described as follows:
Commencing at NCGS monument "CABARRUS 2" having North Carolina NAD 83 (1986) grid coordinates ofN — 568,725.27 feet
