acknowledged,has and by these presents does grant,bargain,sell and convey unto the Grantee in the proportions indicated
above,in fee simple,all that certain lot or parcel of land situated in Sandy Ridge Township,Union County,North Carolina and
more particularly described as follows:
BEGINNING at a point in the center of State Road No. 1315(New Town Road),said point being
indicated by an old iron witness in the South margin of said road;runs thence with the center of said
road,first North 34-35 East 140.50 feet;North 36-34 East 550 feet;North 39-01 East 100 feet;North
51-36-30 East 100 feet;North 64-25 East 100 feet;thence,South 34-17-40 East 1,102.96 feet to an
old iron;thence,South 55-03 West 313.69 feet to an old iron;thence South 47-15 West 594.10 feet
to an old iron;thence North 27-17 West 675.10 feet to an old axle;thence,North 59-09-30 West 300
feet passing the iron witness in the South margin of New Town Road to the point and place of
BEGINNING and containing 21.6850 acres according to a survey of Robert E.Rembert,R.L.S.,
dated May 25, 1971.
Being in all respects the same property conveyed to Grantor by Steven Blackwell and wife,Lynne
L.Blackwell,by deed dated November 13, 1972,recorded in the Union County,North Carolina
Public Registry in Book 252,at Page 426.

TO NAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances t ereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee,that Grantor is seized of the premises in fee simple,has the right to convey the
same in fee simple,that title is marketable and free and clear of all encumbrances,and that Grantor will warrant and defend
the title against the lawful claims of all persons whomsoever except for the exceptions hereinafter stated.
Title to the property hereinabove described is subject to the following exceptions:easements,conditions,and restrictions of
record,and the ad valorem taxes for the current year.
