GENERAL WARRANTY DEED
CUMBERLAND COUNTY
THIS DEED made and entered into this 16th day of August, 2022, by and between
Frances H. Tart, unmarried, hereinafter called "Grantor," whose mailing address is 234
Courtyard Lane, Fayetteville, NC 28303 and The Trap Properties, LLC a North Carolina
Limited Liability Company, whose mailing address is 3102 N Main Street, Hope Mills, NC
28348, hereinafter called "Grantee".
The designation Grantor and Grantee as used herein shall include said parties, their
heirs, successors, and assigns, and shall include the singular, plural, masculine, feminine, or
neuter as required by context.
WITNESSETH:
The Grantor, for a valuable consideration paid by the Grantee, the receipt of which is
hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the
Grantee in fee simple (with the exceptions hereinafter stated, if any), all the certain tract or
parcel of land situated in the Eastover Township, Cumberland County, North Carolina, and
more particularly described as follows:
For legal description see Schedule A to be attached hereto and made a part hereof and
being the same property conveyed to Kenneth H. Tart and wife, Frances H. Tart by deed
recorded in book 4801, Page 839. Kenneth H. Tart died on March 28, 2012 (see death
Book 283, Page 169) and the property passed to Frances H. Tart as the surviving tenant
by the entirety.
This property does not include the primary residence of the Grantor(s).

TO HAVE AND TO HOLD the aforesaid tract or parcel of land and all privileges and
appurtenances thereto belonging to the Grantee in fee simple.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in
fee simple, has the right to convey the same in fee simple; that title is marketable and free and
clear of all encumbrances, and that Grantor will warrant and defend the title against the lawful
claims of all persons whomsoever except for the exceptions hereinafter stated, if any.
Title to the property hereinabove described is subject to the following exceptions:
a. County and/or Municipal Zoning Ordinances, Rules and Regulations.
b. Restrictive Covenants, Easements and Rights of Way of Record.
c. Ad Valorem Taxes.

Schedule A to be attached hereto and made a part hereof that North Carolina General
Warranty deed by and between Frances H. Tart "Grantor' and The Trap Properties, LLC
"Grantee"
BEGINNING at a stake,the Northeast corner of the tract of which this is a part, said point of
beginning being Draughon's corner and runs thence as the eastern line of the tract of which this is
a part South 14 degrees 15 minutes East 12 chains and 63 links to a stake in said line,the Northeast
corner of a 5 35/100 acre tract heretofore conveyed by Betty Autry to Ida Thames Williford by
deed dated August 19, 1953, said stake also being in the northern margin of a public road; thence
as said Ida Thames Williford's 5 35/100 acre line South a 7 degrees 15 minutes West 5 chains and
32 links to a stake, another corner of said 5 35/100 acre tract;
thence with another of its lines South 66 degrees 30 minutes West 11 chains and 22 links to a stake
near the southern edge of the aforesaid road and being the Southeast corner of a 4 3/10 acre tract
heretofore conveyed by Betty Autry and husband, William S.Autry to Willis F. McLaurin and
wife,Annie Lou McLaurin by deed dated August 5, 1953 and recorded in Book 626,page 108,
Cumberland County Registry; thence as the eastern line of said 4 3./10 acre tract North 17 degrees
West 10 chains to a stake,the Northeast corner of said 4 3/10 acre tract; thence as the northern line
of said 4 3/10 acre tract South as degrees 49 minutes West
4 chains to an iron pin the center line of the paved public road which leads from U. S. Highway
#301 at Eastover,NC to NC Highway#24 at Godwin's Store near Vander,NC said iron pin being
the Northwest corner of the said 4 3/10 acre tract; thence North 44 degrees 23 minutes West 8
chains and 2 links to the intersection of the aforesaid public road with the northern line of the tract
of which this is a part; thence as said line North a 6 degrees 20 minutes East 23 chains and 64 links
to the point of beginning, containing 25 acres, more or less.
LESS AND EXCEPT
Beginning at an existing 1.25 inch pump pipe at the fifth corner of a 25 acre tract conveyed to
Kenneth H. Tart and wife, Francis H.Tart of which this is a part,said point also being the second
and northeast corner of the Stackley tract recorded in Deed Book 8650, Page 465 and also being
the northeeast corner of Lot#1, Plat Book 119, Page 134 and runs thence for a first call North 85
degrees 08 minutes 24 seconds East 51.15 feet to a set rebar; thence another new line South 09
degrees 41 minutes 5/ seconds East 134.36 feet to set rebar; thence another new line South 85
degrees 02 minutes 37 seconds West 45.73 feet to a rebar set in the fourth line of the
aforementioned Tart tract; thence along !he common line of Tart and Stackley North 11 degrees 59
minutes 10 seconds West 135.00 feet to the point of beginning, containing 0.15 acres and being a
portion of that 25 acre tract conveyed to Kenneth H. Tart and wife,Frances H.Tart by deed
recorded in Deed Book 4801,Page 839 of the Cumberland County Registry.
