The purpose of this project is to improve the roadway to NCDOT standards. The site drains to a stream that exists to the south of the property. The site meets the qualifications of a low-density development. The average density for the development is 0 units/acre compared to the maximum of 2 units/acre to satisfy the requirements set forth by NCDEQ. The roads within the development will convey storm water via open conveyances. The roads are designed in accordance with NCDOT. This site is somewhat unique in that the right-of-way for this roadway is an existing 60' corridor. The project area is constrained to this corridor with the exception of the outfall for the stormwater where an easement from the adjacent land owner will be required.
