1468, Page 576 and Deed Book 1468,Page 579 of the Union County Public Registry.
Maps showing the above described property are recorded in Map Book 28, Page 93 (Mecklenburg Co.),
and Plat Cabinet E, File 555 (Union Co.).
TO HAVE AND TO HOLD the aforesaid property and all privileges and appurtenances thereto
belonging to the Grantee in fee simple.
And Grantor covenants with the Grantee, that Grantor has done nothing to impair such title as Grantor
received, and Grantor will warrant and defend the title against the lawful claims of all persons claiming
by,under or through Grantor, except for the exceptions hereinafter stated.
And Grantor covenants with the Grantee, that Grantor is seized of the property herein conveyed in fee
simple, has the right to convey the same in fee simple, that title is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend said title against the lawful claims of all persons
whomsoever except only for the exceptions hereinafter stated.
Title to the property herein conveyed is subject to the following exceptions:
(i) the lien of ad valorem taxes for 2021, (ii) valid and enforcable easements, conditions and restrictions
of record, if any, and(iii) applicable zoning regulations.

DESCRIPTION OF PROPERTY
Lying and being situate in Union County, North Carolina, and being more particularly described as
follows:
BEGINNING at an iron pin set in the northeasterly right-of-way margin of U.S. Highway 74 and in the
southwesterly corner of the PTM Holdings 2, LLC (now or formerly) property as described by deed
recorded in Book 6344, at Page 565, Union County Public Register, and running thence from said
BEGINNING with the southerly line of the PTM Holdings 2, LLC property, N.49-42-55 E. 326.47 feet to an
iron pin found in a corner of Lot 1 of INDENDENCE COMMERCE PARK as shown on map recorded in
Plat Cabinet E, at File No. 555, Union County Public Registry; thence with the westerly line of Lot 1, S.
40-27-33 E. 70.15 feet to a bent iron pin found in the common division corner between the McGee
Corporation (now or formerly) property as described by deed recorded in Book 712, at Page 559, Union
County Public Registry, and the RM Matthews, LLC (now or formerly) property as described by deed
recorded in Book 6159, at Page 443, Union County Public Registry; thence with the northwesterly line of
the RM Matthews, LLC property, S. 49-44-20 W. 326.72 feet to a right-of-way disk found in the
northeasterly right-of-way margin of U.S. Highway 74;thence with the right-of-way margin of U.S. Highway
