To Whom:
This project is for a proposed commercial/light-industrial facility to serve the Applicant's business: a plant-
nursery and landscape company. The project is addressed as: 1930 & 2010 Independence Commerce Drive,
Matthews, NC 28105. Although, the project also crosses the line into the jurisdiction of Union County. (See
the attached plans.) NOTE: The project is not within the Town of Stallings jurisdiction but is within the
jurisdiction of the Town of Matthews, Mecklenburg County, and Union County. The latitude/longitude at
the center of the project site is: 35.104534, -80.679765
The project site is currently vacant with open/grass coverage. There is no appreciable offsite flow onto this
property. The runoff from the road adjacent to the site is collected in underground storm drain pipes and
routed to other offsite areas. Also, the neighboring, offsite areas are collected within their respective
property boundaries, and the discharge is carried to other offsite areas.
In the post-developed condition, the project is designed to discharge stormwater runoff in the same
location and the same volume/rate as the pre-developed condition (in the southwest corner of the
property). This development is not a low-density project. Therefore, a permanent stormwater basin is
proposed for the capture and treatment of post-developed runoff. This basin is proposed to be a sand
filter. See the attached plans and calculation package. Lastly, this project is proposed to be completed in a
single phase.
