Need 11. Proxy for the Annual Meeting. We had 4 owners present by zoom: 7 proxy 2021 Proposed Budget: • 2021 Common Assessment annual owner dues remain the same • 2021 Special Assessment for 2202 and 2210 are increased slightly to account for the annual expenses and not deplete the reserve that we have built up for emergencies • Budget for 2021 was approved as presented. John Farabow made a motion to approve. Seconded by John Crisp New Business Open Items: 1. All issues for the units will be reported to the WOA Manager and the manager will create a form documenting the issues and the resolution of the issues. 2. The WOA board needs to reinforce that if owners and renters take on the responsibility to repair/replace items that may be covered by the association, the association is not responsible for reimbursing the charges. All issues need to be brought to the attention to the WOA manager. The issue will be documented on date raised, by whom, and the action taken to address the issue. 3. The board will address the bushes in the campus and eliminate some bushes to maintain a clean facility. 4. John Crisp had stepped down from the board and David Cain is the new board member. I've done a quick review of the application, and everything is right. The only other item that we would need would be proof that Mr. Parabow is the president of the organization in question. This could be any document that references Mr. Parabow as president and can just be submitted as a pdf via email. A preliminary in-depth review of that information has determined that the application is not complete and that additional information is needed. To continue the review, please provide the following additional information in a single, hard copy submittal package: Permit Renewal Process: 15A NCAC 021-1.1040(I)(a) and .1045(3)(a)(ii) or (iii) : The application was signed by Angela Goodhand; however the provided documentation from the NC Secretary of State does not identify Ms. Goodhand as a principle executive officer of at least a Vice President or higher for this association/corporation, Please either: a. Provide official documentation showing that Ms. Goodhand is a principle executive officer and authorized to sign for the association/corporation; b. Have one of the identified principle executive officers of the association/corporation sign the application documents; or c. The signature by other agents shall be accepted on the application only if accompanied by a letter of authorization signed by the appropriate authority. Provide a letter of authorization from one of the identified principle executive officers of this association/corporation authorizing Ms. Goodhand to sign on their behalf. Please remember to confirm that any revised information is presented consistently throughout the application documents. Please also remember to provide a hard copy of any updated documents per 15A NCAC 02H.1045(3). The requested information should be received in this Office by August 12", 2022, or the application will be returned as incomplete. If additional time is needed to submit the requested information, please email your extension request prior to this due date to the email address provided below with ajustification and a date of when the requested information will be submitted, which shall be no later than 15 days past the original due date.
