As I anticipated, there are Coastal Wetlands at the site, but there is less than i thought and they are well beyond the proposed developed area. Therefore, the buffer to the HWL will be much greater than 50 feet. This is good news because it will not take me long to revised the submittal package. I can have the submittal package ready any time after Wednesday of next week (after 3/25/15). Can you please look at your schedule and provide us with a new submittal date. Based on the scoping meeting discussion, I believe you guys said that I could make the revisions and drop the package off at the front desk. An adjacent subdivision, Kingsbridge II, Sections 1 through 4 and 4A is existing and is already permitted separately. The two new sections consist of a total of 66 residential lots. Section 5 will have 42 lots while Section 6 will have 24 lots. Section 4A, which consists of Lots 36A, 37A, 38A, 39A and 40A, will be developed along with Sections 5 & 6; however, it is permitted separately under SW8 890414. There will also be several off -site septic areas located within each section. Both of the new sections will be subdivided out of a larger parcel(s), but they will not be contiguous. Another development, The Highlands at Queens Creek, Section II (SW8 150301), will also be subdivided from the larger parcel(s) and will be Iodated between Sections 5 & 6. This project is located adjacent to East Ivybridge Drive, Chestwood Drive and Chestwood Court which are approximately 1.5 miles north/northwest of the intersection of Queens Haven Road (SR 1576) and Queens Creek Road (SR 1509). The total property area within Sections 5&6 is approximately 49.71 acres. However, the project area is 48.32 because some coastal wetlands were deducted. The NHW/MHW Line and Coastal Wetlands were delineated by CAMA (see attached). Since the project lies in close proximity to Queens Creek, the built -upon area will be limited to 12%. The developable portion of lots is fairly small in the proposed subdivisions, thus higher individual BUA allocations are not expected. However, there are a few lots that are closer to Queens Creek. More BUA is allocated to these lots. A table shown the non -uniform lot BUA is included in the application package. As previously mentioned, this will be a low density project that utilizes grass swales to accommodate stormwater runoff. Roadside swales will collect runoff from streets, drives and other impervious areas. Runoff will flow to lot line swales, where it will be effectively infiltrated. A 50 foot vegetative buffer is provided between the non -direct discharge areas and surface waters. There is a substantial amount of wetlands at this site. No runoff will be directed to coastal wetlands and there will be at least 50 foot buffer between any development and surface waters. The project drains to Queens Creek (SA/HQW), which is part of the White Oak River Basin. It is anticipated that a total of approximately 30 acres will be disturbed during construction. This includes land disturbance for all streets, houses, yards, drive, septic areas and utilities. Erosion and sedimentation control measures will consist of skimmer basins, silt fence and vegetative filters. Water service will be provided for each lot by ONWASA. Wasteiwater disposal will be treated in either an on -site septic system, off -site larger septic system or at a nearby private treatment plant. Kin sbridge SW8 890414 — Plan Revision My notes had indicated this would be submitted to the Express program. Kyle had it prepared to add to the current application in house. This revision cannot be combined with the application in house due to the fact that the current application in house has already been reviewed once and the requested additional information has been submitted. A separate plan revision will need to be submitted. In order to submit a plan revision to following items will be needed: • A plan revision form with the original signature of the current permittee (the HOA) • A cover letter describing the revisions Two copies of the plans The plan revision may be mailed in to the regular program for free or an express submittal may be scheduled ($500 fee).
