storm water management for the proposed development of McDonald's in Leland, North Carolina The property is located along US Highway 17 approximateh 1 2 miles southwest of the US Highway 17 and US Highway 74 interchange I he site total acreage is 1 31 acres The proposed development will consist of a single -story 4,489 square foot building with curb islands and associated parking The proposed development will result in 40,460 sf of built upon area, approximately 70% impervious 1 2 EXISTING SITE CONDITIONS The lot is currcndi vacant and consists of a predommandy sandy ground cover fhe lot appears to have bcen mass graded with the overall development Runoff from the site spreads equallv to the northwest and southeast corners 1 3 ADJACENT AREAS The northern portion of the site fronts onto NC Highway 17 Commercial development borders the site, to the east and west New Pointe Boulevard provides acctss to the site to the south 1 4 CRITICAL EROSION AREAS The most critical erosion area will be the surface of the working area during construction operltions If grass is not established on dormant denuded areas then there is a significant potential for the covered areas to be eroded and for sediment to be earned in the runoff To rmnimvc the potcnual for erosion, covered areas that are temporarily inactive will be seeded within 14 working dal s after placement of the soil cover 15
