INTRODUCTION The purpose of this report is to provide an executive summary of the stormwater management and the storm drainage design for the Myrtle Manor Subdivision Project. H. PRE -DEVELOPMENT SITE CONDITIONS The site is located at Town of Angier, NC. It is north and adjacent to Gardner Road, South of the dead-end of Roy Adams Road, east of Matthews Mill Pond Road and west of Old Buies Creek Road. Site consists of pasture and wooded areas. III. POST -DEVELOPMENT SITE CONDITIONS The proposed site plan includes a combination of 70 single family homes and 56 townhomes, street network and parking lot for mailboxes (CBU) The proposed subdivision will have a homeowner's association that will be responsible for the proposed open space. The open space consists of a grassed play field, trails, one existing pond, woody wetlands and 2 wet ponds. IV. STORMWATER MANAGEMENT Stormwater quantity and quality issues will be addressed with the implementation of two wet ponds located to the north and to the south of the existing pond. The stormwater management facilities will be designed to attenuate the flows from the 10 and the 100 year storms in accordance with the Town of Angier Standards and Specifications. The Wet Pond will treat up to 30% of the Nitrogen from the runoff directed to the ponds. V. OFF -SITE AREAS Currently about 5 +/- acres of land is expected to drain onto the northern part of the site from the Dupree sod farm (PIN 0673-55-1625.000) which is located north and adjacent to Myrtle Manor. As of May 17�' this fann was submitted to the Town of Angier for a single family rezoning. If this parcel of land is developed there will be a chance that some of the runoff from the Dupree site will drain back to Myrtle Manor and if so we have the necessary storm piping system to collect this runoff and redirect to our stormwater SCM devices for attenuation and treatment. VI. PHASING Myrtle Manor will have 2 phases. Phasing is required because the Town of Angier will only allow 99 units on one physical access. Once the Dupree Farm is developed they will be required to extend Roy Adams Road to the south and connect up with the portion of Roy Adams Extension we are building with Myrtle Manor. Phase One will consist of 70 single family lots and 29 townhomes for a total of 99 units. Phase Two will consist of 27 townhomes which will be the balance of units for the project. As for construction all infrastructure including grading, storm., water, sewer, roads and the 2 SCM's will be installed initially with Phase One.
