Sheets Heirs RAGSDALE LIGGETT, PLLC (RAMSEUR) without the benefit of title examination NORTH CAROLINA QUITCLAIM DEED This Quitclaim Deed (the "Deed") is made as of the day of December, 2020, by and between JCS PROPERTIES NORTH LLC, a North Carolina limited liability company, with a mailing address of 104 Summit Wood Court, Holly Springs, North Carolina 27540 ("Grantor"); and WEST EDGE — ADAMS, LLC, a South Carolina limited liability company, with a mailing address of P.O. Box 20850, Charleston, South Carolina 29413 ("Grantee"). For valuable consideration paid by Grantee to Grantor, the receipt and sufficiency of which are hereby acknowledged, Grantor has and by these presents does hereby grant, bargain, sell and convey unto Grantee in fee simple all of that certain lot or parcel of land located in or near the City of Winston-Salem, Vienna Township, Forsyth County, North Carolina (the "Premises") and more particularly described in Exhibit "A" which is attached hereto and incorporated herein by reference for a more complete and accurate description. Grantor herein states that the Premises conveyed herein is not the primary residence of the Grantor. The sole purpose of this Deed is to record Grantee's new survey legal description of the property hereinabove described. Grantor makes no warranty, express or implied, as to the accuracy or title of the aforcineritioned survey or description. TO HAVE AND TO HOLD the Premises and all privileges and appurtenances thereto belonging to Grantee in fee simple absolute, submitted electronically by "Blanco Tackabery & Matamoros, P.A." in compliance with North Carolina statutes governing recordable documents and the terms of the submitter agreement with the Forsyth county Register of Deeds.
