Stormwater Management
The Broadpointe Industrial Facility site is a parcel that previously had been built up with fill from a
neighboring site and had been graded to a level grade. A substantial stockpile of dirt had been added on
top of this graded site, and there were existing stormwater management systems in place. Duke Energy,
who had been the previous owner of this parcel, designed and constructed a project on a portion of this
site. They updated the skimmer basins on the NW and NE corners of the lot that was to be sold to
Minkles Broadpointe II LLC., as well as installed silt fence, temporary diversion ditches, pipe slope drains,
and outlet protection. Duke Energy had conducted some land disturbing activities on the portion of the
site that was to be sold; they removed most of the soil stockpile. This was the condition of the site when
it was sold to Minkles Broadpointe II LLC.
The portion of the parcel that Minkles Broadpointe purchased constituted of 25.07 Acres of land. The
proposed project is to construct an 119600 SF industrial facility, with a truck court in the back and
parking along the front, with 68 parking spots. The total built upon area of this project is 5.13 Acres, only
20.5% of the site, thus this project is considered a low -density project. However, due to the high
concentration of development on one section of the property, this project consists of a high -density
pocket on a low -density property.
During construction the two skimmer basins that are currently on site will be modified to manage the
proposed facility and all on -site and off -site stormwater run-off. These will remain until the stormwater
network at the back of the truck court has been set in place and stabilized. Final construction ditches
will convey water around the edge of the facility to skimmer basin 2, which will be converted into a sand
filter for post -construction SW management. Skimmer basin 1 will be removed and converted to a ditch
which will convey the off -site water to the existing diversion ditch, in order to maintain original flow
path patterns. This diversion ditch then feeds into the delineated stream and eventually the French
Broad River and Floodway. Storm structures and pipes have been added at the back of the project site
to convey water from the building downspouts and truck court to the sand filter as well. The small
portion of developed area that is not directed to the sand filter constitutes DA 1, the truck court
entrance, and all runoff is collected by a trench drain which then is dispersed at the bottom of the slope.
All outlets will have proper dispersion and dissipation measures.
