The scope of this project will include the construction of one community building, four multi -family building, plus new parking, drives, sidewalks, a dumpster enclosure and amenities to serve the development. kc,ftes -TYPa The site is comprised of 9.43 acres of which 8.0 cares will be disturbed. The remaining area will be left wooded and undisturbed. Approximately 2.48 acres of new impervious area will be constructed (26%). There are no known wetlands, endangered species or flood plain located on this site. A copy of the USGS and FEMA maps are included as well as a letter from a licensed soil scientist confirming that no wetlands exist. The Natural Resources Conservation Service (MRCS) web based soils report has been used to identify that the onsite soil types are Hydrologic Soil Group type "B". A copy of this mapping is included. This has also been verified by the soil scientist that performed the SH WT testing on site. A copy of their report is also attached. A wet detention basin has been proposed and designed to treat the requirements for 85% TSS removal, drawdown of the first inch of rainfall between 2-5 days and reduction of the peak flow for the 1, 2 and 10-year storm events. In addition, we have also routed the 100-year event to ensure safe passage through the site. Pond Pack software was used to calculate the HGL rates using the SCS Method. A report of all the calculations is included and construction details are shown on the plan sheet.
