STANDARD NOTES - TOWN OF SILER CITY
1. Call the Town of Slier City (919-742-4732) before digging to locate water and sewer utilities (call 811 for all other utilities).
2. Follow Appendix E - Guide to Landscaping for all tree and shrub planting.
3. To the extent practicable, this development shall conform to the natural contours of the land and natural and pre-existhg manmade drainage ways shall remain undisturbed.
4. This development must be provided with a drainage system that is adequate to prevent undue retention of surface water on the development site.
5. No surface water may be channeled or directed into a sanitary sewer.
6. Whenever practicable, the drainage system of this development shall coordinate with and connect to the drainage systems or drainage ways on surrounding properties or streets.
7. Construction specifications for drainage swales, curbs and gutters, and storm drains are contained in Appendix C.
8. This development shall be constructed and maintained so that the adjacent properties are not unreasonably burdened with surface waters as a result of such development.
9. No development may be constructed or maintained so that such development unreasonably impedes the natural Flow of water from higher adjacent properties.
10. No development may be constructed or maintained so that surface waters from such development are unreasonably collected and channeled onto lower adjacent properties at such location or such
volumes as to cause substantial damage to such lower adjacent properties.
11. Stormwaler control facilities shall be maintained by the developer.
12. Any variation to the approved plan shall be brought to the attention of the Town of Siler City Director of Planning and Community Development for evaluation and revised plan submitted for review
and approval.
13. All roads, driveways, sidewalks, parking lots, and other common areas and facilities shall be sufficiently illuminated to ensure the security of property and the safety of persons using such roads,
driveways, sidewalks, parking lots and other common areas and facilities.
14. All entrances and exists in substantial buildings used for nonresidential purposes and in two-family or multi -family residential developments shall be adequately lighted to ensure the safety of
persons and security of the buildings.
15. Sidewalk construction for the handicapped shall conform to the requirements of the North Carolina State Building Code.
16. Fire hydrants shall be Mueller Centurion.
17. Manhole covers shall be solid.
18. Locator wire required on water mains.
19. Sanitary Sewer shall be installed to Town of Slier City specifications.
20. All Inspections for public water and sewer construction will be completed by the Public Works & Utility Director or their designee.
21. Prior to any final planning approval:
- Execute and record with the Register of Deeds a stonnwater management facility operation and maintenance agreement per Section 249.
- Submit actual as -built plan for all stonnwater management facilities or practices after final construction is complete.
- Submit written final inspection approval for water and sewer utility Installation from Town Public Works & Utilities Director.
- Furnish the Town with a copy of a drawing that shows the exact location of any installation of public water or sewer lines.
22. Prior to any final zoning approval and certificate of occupancy:
-Submit copy of all test reports: pressure testing of water system, bacteriological test of water system, air testing for sewer lines, and vacuum testing for sewer manholes.
-Submit written 18 month warranty from water and sewer contractor
-Submit engineers certification of water and sewer utilities
-Submit engineered As -built drawings for all public water and sewer utilities
-Submit recorded easements for Town maintained water and sewer utilities
-Obtain written NCDOT approval for encroachment work
