The project site is currently un—developed. The proposed site consists of 4.392 acres and approximately 3.72 acres will be disturbed as part of this project for the construction of the site improvements. The proposed site is located it Flood Zone `X' as shown on FEMA FIRM Panel 3710940400J with an effective date of I0/17/06. Flood zones are subject to change by FEMA. There are no existing stream or wetland features on the proposed property. The drainage area consists cf 18,267sf (0.42 ac) off—sife area that will be considered 100% BUA. The proposed sfcrrn water management facility (infiltration basin) outlined in this report has been designed for post —development peak attenuation to treat the impervious areas of the development. The Infiltration Basin is designed to capture a drainage area of 2.90 cc with an impervious area of 2.02 or,. The balance of the site is open space and will by—pass the proposed SCM.
