The designation Grantor and Grantee as used herein shall include said parties, their heirs, successors, and assigns,
and shall include singular, plural, masculine, feminine or neuter as required by context.
WITNESSETH, that the Grantor for a valuable consideration paid by the Grantee, the receipt and sufficiency of
which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee
all that certain lot or parcel of land situated in the Town of Weddington, Union County, North Carolina and more
particularly described as follows:
BEING that certain tract or parcel of land described as "P/O Tax #06177015 Brenda B. Reid DB 6197, PG 421"
containing 74,845 square feet/1.718 acres all as shown on plat entitled "Minor Subdivision Plat of Brenda B.
Reid Property Being 1.718 Acres" recorded in Plat Cabinet O, File# 268 in the Union County Public Registry;
together with all right title and interest of Grantor in and to the land underlying the portion of the rights of way
of Reid Dairy Road and Rea Road immediately adjacent to the above parcel, to the center line of such rights of
way.

Being the same property conveyed to Bradley S. Reid, Jr. and Donald E. Reid, General Partners, Trading as Reid
Brothers Dairy by Deed recorded in Deed Book 256, Page 145 in the above -referenced Public Registry. Bradley
S. Reid Jr. died testate on 12-12-08 (Estate File #09-E-32). Donald E. Reid died intestate on 2-19-13 (Admin.
File#13-E-195). (See deeds recorded in Deed Book 6197, Page 421 and Deed Book 5286, Page 486).
All or a portion of the property herein conveyed does not X include the primary residence of a Grantor.
A map showing the above described property is recorded in Plat Cabinet O, File#268 in the above Public
Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land, any and all improvements thereon, and all
privileges and appurtenances thereunto belonging, to the Grantee in fee simple forever.
And the Grantor covenants with the Grantee, that Grantor is seized of the premises in fee simple, has the
right to convey the same in fee simple, that title thereto is marketable and free and clear of all
encumbrances, and that Grantor will warrant and defend said title against the lawful claims of all persons
whomsoever except for the following, to wit:
1. All valid and enforceable easements, conditions and restrictions of record in the above Public
Registry.
2. Ad valorem taxes for the current year, which have been prorated between Grantor and
Grantee and ad valorem taxes for all years subsequent to the current year.
