The designagon Grantor and Grantee as used herein shall include said parries, their heirs, successors, and assigns, and shall lenclude
singular, plural, masculine, feminine, or neuter as required by context.
THAT WHEREAS, Cardyn G. Underwood, late of Franklin County, State of North Carolina, died on the 8�" day of August,
2007, leaving a Last III and Testament, which Last Will and T,...ment has been duly probated and recorded in the
Office of the Clerk of Superior Court of Franklin County, North Carolina Estate File No.. 07owE-307
WHEREAS, the Carolyn G. Underwood Revocable Trust Dated March
Trust under Carolyn G. Underwood Revocable Trust dated March 10, 4V11 D (hereinafter the "Trust" ) 13 now the owner of
the hereinafter described real property; and

0, 2006, was the sole residuary beneficiary of the
Estate of Carolyn G. Underwood, and as a result of a qualified disclaimer exercised by James E. Underwood and filed in
the above referenced estate file and a subsequent deed (see Book 1716, Page 189, Franklin County Registry), the Family
WHEREAS, Giegory A. Underwood is the Trustee of the Trust and is presently acting in such capaci#y; and
WHEREAS, James E. Underwoocl, husband of Carolyn G. Underwood, died on December 13, 20171PI and
WHEREAS, under the terms of the Trust, upon the death of James E. Underwood, the assets of the Trust are to be
distributedi"n equal shares to James R. Underwood, Gregory A. Underwoocl, and the Grantee, Cora Underwood Lee, the
remainder beneficiaries of the Trust; and
WHEREAS, the Grantee has determined that she would take as a portion of her share of the Trust assets the property

hereinafter described, and the Trustee and the other beneficiaries, James R. Underwood and Gregory A. Underwood are
agreeable to the allocation of said property to the Grantee as part of her share of the Tn�st assets; and IV
WHEREAS, James R. Underwood and Gregory A. Underwood, the other beneficiaries of the trust, and theirespectiver
spouses, have also joined in this conveyance in order to convey any rights they may have in the property hereinafter
described to the Grantee.
NOW, THEREFORE, the Grantor. i*n consideration of the foregoing, has and by these presents does grant. distribute, and
convey unto the Grantee in fee simple, all the Grantor's 1*nterest'l'n that certain lot or parcel of land situate 1"n Youngsvi"lle,
Franklin County. North Carolina, and more particularly described as follows,,

All or a portion of the property herein conveyed includes OR X does not include the
prima
ry residence of the Grantor.
And being the same property conveyed to Carolyn Green Underwood by Deed recorded in Book 845, Page 175,
conveyed to the Carolyn G. Underwood Revocable Trust Dated March 10, 2006o by Deed recorded i"n Book 1712, Page
358, and conveyed to the Grantor by Deed recorded in Book 1716, Page 181 , Franklin County Registry.
TO HAVE AND TO HOLD the aforesaid lot or parcel of land and all privileges and appurtenances thereto belonging to the
Grantee in fee simple.
And the Grantor covenants with the Grantee,, that Grantor has done nothing to impair such title as Grantor received and
Grantor will warrant and defend the title against the lawful claims of all persons claiming by, under or through the Grantor,,
but no further, other than the exceptions hereinafter stated,,
Title to the property here'l'nabove described is subject to the fol owi#ng exceptions.,
1. Reservations, restrictions, and easements of record %fliich are enforceable against the property.
