Salisbury Street 1612 Mail Service Center Raleigh, NC 27699-1612 RE: 7-Eleven Long Ferry Response to 1st Plan Review Comments CPR-20000 The following are the response comments for the above -mentioned project. Our response comments are in bold. STORMWATER PROGRAM: Corey Anen 919. 707. 3649 1. The existing gravel areas on site should not be considered existing BUA. Gravel areas that do not receive significant vehicular traffic and are not compacted by the weight of vehicles are exempt from the definition of built -upon area [NCGS 143-214.7(b2)]. McAdams Response: Gravel was removed from the existing impervious takeoff and the SCM designed adjusted as required based on the additional area required to be treated. 2. Based on the grading of Long Ferry Road, there will be runoff from off -site built -upon area draining onto the site. This must be delineated and included in the total BUA. McAdams Response: Area delineated and included in calculations 3. Please revise Page 1 of the SWU-101 application to specify the county in which the project is located. McAdams Response: Provided 4. Please complete the "Entire Site" column on Page 2 of the Supplement EZ spreadsheet. McAdams Response: Completed 5. Please explain why multiple property owners are listed in the application. The deed, as well as Rowan County GIS, list only James E. Epting as the sole property owner. McAdams Response: Revised to only list James E. Please show a maintenance access and easement on the plans that conforms to General MDC 8 and 9 [15A NCAC 02H .1050(8) & (9)]. McAdams Response: Easement provided. 7. Please submit a geotechnical investigation verifying that the separation from the bottom of the sand filter to the seasonal high water table is greater than or equal to 2 feet [15A NCAC 02H .1056(1)]. McAdams Response: Geotech report provided. GW +/-15' below existing grade. 8. The Grading and Drainage Plan (Sheet C3.00) shows the trench drains on the south and east side of the project to drain to CB-102 and JB-108, respectively. Please label these and any other drainage features on the plan. McAdams Response: Storm network labeled. 9. The permanent seeding plan on Sheet C 9.00 specifies tall fescue for the slopes of the basin and top of the berm, but the detail on the same sheet shows Bermudagrass on the slopes. Please correct this discrepancy. McAdams Response: Revised 10. The water quality volume was calculated using the wrong built -upon area percentage (70.1% vs. 77.65% as delineated). McAdams Response: Revised 11. The calculations show the water quality depth as 0.94', but the detail on Sheet C9.01 shows it as 0.66'. Please correct this discrepancy. McAdams Response: Revised 12. Provide pdfs of all revisions, 2 hardcopies of revised plan sheets, and 1 hardcopy of other documents.
