WITNESSETH, that the Grantor, for a valuable consideration paid by the. Grantee, the receipt of which is hereby acknowledged, has and by these presents does grant, bargain, sell and convey unto the Grantee in fee simple, all that certain lot or parcel of land lying and being in No. 9 Township, Cabarrus County, State of North Carolina, and being more particularly described as follows: BEGINNING at a point in the centerline of NC Hwy 200, said point also being the eastern corner of the lands of Roy W. Haigler (now or formerly) as described in Deed Book 636 at Page 224, Cabarrus County Registry; thence, with the centerline of NC Hwy 200 the following three (3) courses and distances: (1) N. 65 32-21 W. 39.75 feet; (2) N. 61-50-27 W. 99.84 feet; and (3) N. 58-18-34 W. 110.41 feet to a common comer of the lands of Lee Star Rentals, LLC (now or formerly) as described in Deed Book 11348 at Page 251, Cabarrus County Registry; thence, leaving the centerline of said NC Hwy200 and running with the southeastern line of Lee Star Rentals, LLC, N. 38-40-04 E. 540.00 feet (passing over a #4 rebar set at 35.00 feet) to a #4 rebar found, an eastern corner of the said Lee Star Rentals, LLC property and a southern corner of the lands of TKP Properties, LLC (now or formerly) as described in Deed Book 10290 at Page 235; thence, leaving the Lee Star Rentals, LLC line, and with the eastern line of TKP Properties, LLC, N. 38-40-04 E. 585.26 feet to a 1-1/2" iron pipe found in the southern line of the lands of Leroy C. Cook (now or formerly) as described in Deed Book 600 at Page 216; thence, with the Cook line, S. 45-35-10 E. 250.00 feet to a 112" iron rod found (passing over a 112" iron rod found in line at 81.84 feet and again at 189.49 feet); thence, leaving the Cook line, and running With the western line of the Haigler line noted above the following three (3) courses and distances: (1) S. 38- 49-17 W. 515.24 feet to a #5 rebar set; (2) S. 38-49-17 W. 516.87 feet to a #5 rebar set; and, (3) S. 38-49-17 W. 31.09 feet to a point in the centerline of NC Hwy 200, being the POINT AND PLACE OF THE BEGINNING, containing 6.24 acres (with 0.17 acres lying within the right of wayof NC Hwy 200), all as shown on a plat of a survey captioned, "Minor Subdivision/Conveyance Plat For: Henry Timothy Furr and wife, Annette Fink Furr," dated August 19, 2015, prepared and platted by Dent H.
