Layden Warehouse is a proposed warehousing facility to be located at the comer
of Pitts Chapel Road (SR 1169) and Sand Pit Road. The site is a vacant 2.04 acre site
that is zoned I-1 (industrial). The site is served by public water.
Development will involve the construction of two buildings, paved parking lot,
septic system and drainage improvements. The proposed 5,600 sf buildings, 22.450 sf of
parking and 1,838 sf of concrete sidewalk and dumpster pad will total 34,285 sf of
impervious area or 38% of the total site.
On -site soil borings found that the first 10-12" was topsoil with heavy organic
material, from 12" to 28-30" was a sandy loam with some clay, below 30" was sand. The
seasonal high water table was encountered at a depth of' 40-42". These findings support
the soils classification of Arapaho,; as shown on the Pasquotank County Soils Map as
prepared by the U. S. Department of Agriculture, Soil Conservation Service except for
the First 10-12". This is most likely due to the site having been wooded until recently.
The minimum permeability rate of- 2-6 inches per hour and the water table at elevation
3.50 make the infiltration basin the most appropriate method of stormwater treatment for
this site. Runoff from the impervious areas will be routed to three infiltration basins.
Drainage Area 1 contains the northeast portion of the site. The 6,447 sf of
sidewalk and parking will sheet flow into an infiltration basin that will store the first 3.72
inches of runoff. An overflow pipe has been provided.
Drainage Area 2 contains the northwest portion of the site. The 6,474 sf of
sidewalk and parking will sheet flow into an infiltration basin that will store the first 3.93
inches of runoff. An overflow pipe has been provided.
Drainage Area 3 contains both buildings and the parking between them. Half of
each building roof will flow onto the central vehicular area which is designed to drain to
the center and off of the rear of the paved area. The outer halves of the buildings will
drain to swales adjacent to the buildings. These swales will collect the runoff from the
parking and drain into an infiltration basin that will store the first 1.37 inches of runoff.
A pipe installed in the swale at the southwest corner of the site will act as a bypass. Once
the basin is filled to elevation 6.50, the stormwater will drain to the roadside ditch via the
12" pipe instead of entering the basin.
Drainage Area 4 contains the areas around the perimeter of the site that will
continue to sheet flow to, existing drainage swales. No impervious surfaces will be
created in this drainage area.

Layden Warehouse is a proposed warehousing facility to be located at the corner
of Pitts Chapel Road (SR 1 169) and Sand Pit Road. The site is a vacant 2.04 acre site
that is zoned 1-1 (industrial). The site is served by public water.
Development will involve the construction of two buildings, paved parking lot,
septic system and drainage improvements. The proposed 5,000 sf buildings, 22,450 sf of
parking and 1,838 sf of concrete sidewalk and dumpster pad will total 34,288 sf of
impervious area or 38% of the total site.
On -site soil borings support the soils classification of Arapahoe as shown on the
Pasquotank County Soils Map as prepared by the U. S. Department of Agriculture, Soil
Conservation Service. The minimum permeability rate of 2-6 inches per hour and the
seasonal high water table at elevation 3.50 make the infiltration basin the most
appropriate method of stormwater treatment for this site. Runoff from the impervious
