Hughes Blvd., Elizabeth Cite, NC 27909 PROJECT DESCRIPTION MAGNOLIA WOODS Residential Subdivision Elizabeth City - North Carolina RECEIVED DEC - 7 2001 DWQ-WARO Magnolia Woods is a proposed residential development located on the west side of Elizabeth City at the end of Ranch Drive (SR 1190). The tract contains a total of 8.4 acres with approximately 1.23 acres of land that is not developable. The development will contain 21 residential lots. Development will involve construction of appro\imately 990 if of paved road, concrete sidewalk. watermain, L_Travity sewer, sewer force slain, one stormwater detention pond and necessary drainage ditches The mialmum lot size for this project is I O.000 sf. Maximum impervious area For the development has been set based on a per lot maximum of 4,500 sf. Other items contributing to the impervious area are 0.78 acres of-' roadway and 0.1 1 acres of sidewalk. The total maximum impervious area for the site is 3.06 acres or 36.39%. The subdivision is desi-ned to direct stormwater runoff from all of the impervious areas to the detention pond. Lots 1-9 and 17-19 have lot lone swalcs designed to drain from the rear setback of the lots to the roadway. The drainage from Timber Trail and the rear of lots l 1-16 is routed to the detention pond through a grass lined swale with 3:1 side slopes. The drainage from Ranch Drive is collected in curb and gutter and an utide ruround collection system that drains to the detention pond. The detention pond is designed for 90% TSS renhovai it will be 6' deep with a permanent pool elevation of 6.0. The outflow structure drains directly to swamp at the rear of the site. The swamp is a portion of the wetlands of Knobbs Creels. The site is composed primarily of Drauston soils. The disturbed area for development is 7 acres. This area includes the entire site exceptin<` 1.4 acres that include the swamp area. s PERMANENT POOL DETENTION PONDS DESIGN OF POND Mai-nulia Woods 10 Yr, 24 Hr Storm DETENTION POND Robev Associates Engineering 529 South Hughes Blvd. Elizabeth Citv, NC 27909 (252)-335-1888 1 1/28/01 Page I SA/DA PERCENTAGES FOR 90% TSS REMOVAL WITHOUT VEGETATIVE FILTER % IMPRV 3.0 FT 3.5 FT 4,0 FT 4.5 FT 5.0 FT 5.5 FT 6.0 FT 10% 1.3 1.0 0.8 0.7 0.6 0.5 0.4 20% 2.4 2.0 1.8 1.7 l .5 1.4 1.2 30% 3.5 3.0 2.7 2.5 2.2 L9 1.6 40% 4.5 4.0 3.5 3.1 2.8 2.5 2.1 50% 5.6 5.0 4,3 3.9 3.5 3.1 2.7 60% 7.0 6.0 5.3 4.8 4.3 3.9 3A 70% 8.1 7.0 6.0 5.5 5.0 4.5 3.9 80% 9A 8.0 7.0 6.4 5.7 5.2 4.6 90% 10.7 9.0 7.9 7.2 6.5 5.9 5.2 I00% 12.0 10.0 8.8 8.1 7.3 6.6 5.8 WATERSHED AREA: 8.4 ACRES WATERSHED % IMPERVIOUS: 40 % PERMANENT POOL ELEVATION: 6 FT DESIGN PERMANENT POOL DEPTH: 6 FT SA/DA PERCENTAGE FACTOR: 2.1 % POND SURFACE AREA REQ-D: FOREBAY AREA: AT WIDTH = 0.33 LENGTH, WIDTH = LENGTH = Use these dimensions 7684 SF 2305 SF 6.5 FT 7.0 FT 7.5 FT 0.3 0.2 0.1 1.0 0.9 0.6 1.3 1.1 0.8 1.8 1.4 1.1 2.3 1.9 1.5 2.9 2 A 1.9 3A 2.9 2.3 4.0 3.4 2.8 4.6 3.9 3.3 5.1 4.3 3.6 RECEIVED DEC - 7 2001 DWQ-WARO (FRO?I ABOVE TABLE - TAKEN FRO.N1 MIG-N OF STORM WATER CONTRO4 FACILITIES WORKSHOP MANUAL - PENC 1983) 50.6096 LF (BASED UPON MINIMUM SURFACE AREA) 151.829 LF WIDTH 63.76 LF LENGTH 140 LF VOLUME OF 1" RAINFALL.
